Construction, sales underway at Ahumahi-Industrial sites

Ngāi Tahu Property’s Ahumahi-Industrial portfolio is moving ahead with the first building underway at Tawhiri, in Rolleston, and sections coming to market at Kairua, on Wilmers Road, Hornby.
Ngāi Tahu Property development manager Blair Brown says several negotiations and contracts were initiated during the past two months in Tawhiri, located within the desirable Rolleston industrial zone.
“We continue to see very high interest in Tawhiri from across a number of industrial sectors,” Brown says.
Brown is excited that construction is starting on a 4,000 square-metre warehouse and office facility for agribusiness Southstar.
Southstar business development manager Jordan Zander says the Tawhiri site met all the company’s requirements, with access off two roads and Ngāi Tahu Property’s intention to ensure a high-quality development.
Locally owned Southstar currently supplies products into New Zealand, Australia, Malaysia, Ireland and South Africa and plans sales to Brazil, Indonesia and Europe next year.
“Our primary reasons are due to business expansion and outgrowing our current building.”
The Southstar buildings are scheduled to be completed in late November or early December.

Kairua – Wilmers Road, Hornby
Stage 1 sites in Kairua development in the Hornby South industrial and commercial precinct are now being marketed by CBRE. Lot sizes range from 800 square metres to more than 4,000 square metres.
Ngāi Tahu Property development team manager Dean Christie says Kairua features easy transport access to Christchurch CBD, Christchurch International Airport, Lyttleton Port and the primary north and south transit links. Ngāi Tahu Property has the flexibility to provide vacant lots or turn-key design-build options.
“Kairua is in the heart of the established Hornby industrial area and is ideal for Christchurch’s small- to medium-sized enterprises,” Christie says. “This location suits a range of businesses, including construction, warehousing, manufacturing, logistics support, storage and vehicle services.”
Working with mana whenua
Ngāi Tahu Property engaged Maahanui Kurataio to identify appropriate names and narratives for the Ahumahi sites. Both Tawhiri and Kairua have been approved by Ngāi Tūāhuriri Upoko Runanga– the Ngāi Tahu mana whenua of these locations.
Tawhiri in Rolleston is within an area traditionally used for mahinga kai-food and resource gathering by Ngāi Tahu people. Tawhiri Henare Pereita, a Ngāi Tūāhuriri chief in Kaiapoi, made a claim to the Crown in 1868 for the area to be set aside for that use.
Kairua in Wilmers Road, Hornby is also located in a former mahinga kai area. In 1868 Hapukuku Kairua, a leading chief from Kaiapoi, also made a claim for the area.
Both claims were dismissed.
The developments’ names recognise the rangatiratanga and claims of these chiefs and the history of their locations.
Importantly, Ngāi Tahu Property does not hold any copyright on the use of these kupu taonga and respects the significance and mana of all names to the mana whenua and to Māori nationally.
Maahanui Kurataio Kaihautū chief executive Tania Wati says it is encouraging to see the commitment from Ngāi Tahu Property to work with mana whenua. “Ngāi Tahu have a strong desire to support the use of Te Reo Māori throughout Aotearoa and to help reinstate indigenous names and narratives into the landscape. Maahanui Kurataiao, as a mandated representative for the six ngā papatipu rūnanga within the Canterbury region, worked with Ngāi Tahu Property to support the naming of their industrial developments.”
